Once you’ve found the home, we craft an offer grounded in evidence — the value of comparable recent sales, the condition of the property, and whether the current climate favors buyers or sellers. Depending on those factors, your offer may sit below, at, or above the asking price. In Utah, an offer is typically accompanied by earnest money, a good-faith deposit that signals your commitment and is credited toward your purchase at closing. If a counteroffer comes, we negotiate it together, calmly and from a position of preparation, until we reach an agreement that serves you. At that point, the home moves into escrow.
A note from Vir. An offer is not just a number — it’s a strategy. Price, terms, timing, contingencies: each is a lever. Knowing which one to pull, and when, is where experience earns its keep. The strongest offer isn’t always the highest; it’s the one shaped to what the seller actually values.
